REZONING HISTORY

Highland Park – a 120-acre industrial parcel on South Jeff Davis Drive in Fayetteville was rezoned to a Planned Unit Development containing 170 lots in September of 1997- through the efforts of Metrosouth. All lots have been sold.

The Grove at Orchard Hills – located on Rte. 16 in the Raymond area of Coweta County, two miles east of Orchard Hills Golf Club was rezoned in 1995 for Olde Towne Builders, an established Louisiana homebuilder who has since entered the Atlanta market. The first phase was built by Crown Development and the lots sold to David Lindsey Homes, who is actively involved in creating a fine residential neighborhood.

Lakeside on Redwine – Metrosouth Realty Advisors’ first rezoning effort in conjunction with Mike Lorber, Peachtree City Land Planner and Doug Coats, Developer of Chapel Hills and Mirror Lake in Douglas County. The City of Fayetteville rezoned the 251-acre tract to PUD/R-22 in 1995. Sold to John Wieland Homes in 1997, the property is now known as Lakeside on Redwine.

Cedar Croft – Sold by Metrosouth to Mike Rossetti of Ravin Homes in 1994 who rezoned and planned the entire area with Mike Lorber and Jefferson Consultants. 200 homes under $200,000 using modular construction are planned for the subdivision.

Eagle's Landing – in Henry County is a successful mixed-use country club community developed by J.T. Williams. His company, Killearn Properties has a strong track record in Tallahassee Florida and is actively involved in acquiring and developing property in Tyrone, Georgia, Coweta County and the North Georgia mountains. Stonebriar – at the western edge of Fayetteville is a 176-lot community featuring Chris Dixon Homes, Ray Wright Homes and Ravin Homes as the exclusive builder group. The first phase was built by Crown Development. Jefferson, Crown and Metrosouth all were involved in the preparatory stages of development.

Willow Creek – in Peachtree City is a former church site located in an established residential neighborhood. The land was rezoned and cleared by another developer, who was unable to satisfy the City’s erosion control requirements. Extensive negotiations by Metrosouth with the City resulted in continuation of previously stopped work. The partially developed site was sold to Bob Adams Homes who has created another of his communities devoted to active retirees.

Cardiff Park – 28 unique homes will be built on this 9 acre site across from Planterra Ridge Tennis Center in Peachtree City. The property was formerly zoned Commercial with access only through Line Creek Office Park. The January 1999 rezoning had no opposition and was supported by the Planterra Ridge Homeowner’s Association. Olde Towne Builders purchased the lots and is the exclusive builder in Cardiff Park.

Lexington Circle - the commercial site at the intersection of Walt Banks Rd. and Floy Farr Parkway (State Hwy. 54) in Peachtree City was rezoned in March, 2000. The property was rezoned from R-43 and LUC-7 to a new category - LUC-16. The vote by City Council was 5-0 in favor of the rezoning. This rezoning was accomplished through a joint effort among Metrosouth Realty, Bob Adams Homes, the landowners (Bill Lassiter and the Heard and Hendrix families), the City staff and the task force appointed by Mayor Lenox in 1999. Lexington Circle will be the largest commercial/mixed use project in Peachtree City and as such is expected to take 4 to 5 years to complete.
