Lexington Circle is the commercial portion of a
73 acre mixed-use project on State Highway 54 at
the eastern side of Peachtree City, Fayette
County, Georgia.
The site plan has been revised to include two
small traffic roundabouts on the new roadway
(named Lexington Circle). These two roundabouts
replace the large traffic circle on the previous
plan.
The revised site plan has 12 commercial parcels
that are available for sale to developers and
commercial users. Several commercial parcels
have been sold. Zaxby's, CVS, Katie’s Liquor
Store, Buckhead Brewery, United Community Bank
and Bruster's Ice Cream are open for business.
Brokerage representation for Lexington Circle is
being shared between Metrosouth Realty and David
Rossetti of Group VI Real Estate in Peachtree
City. Group VI may also be involved in the
development of the parcels being offered for
sale as well as construction of the office and
commercial buildings.

ZONING
The zoning for Lexington Circle is LUC-16. The
purchaser will be responsible for preparing a
site plan that conforms to the LUC-16 zoning and
presenting it to the City. Purchaser will also
be responsible for designing and constructing
the building(s) planned for the site. The design
and construction of the building(s) will be in
accordance with the architectural guidelines.
LUC-16 allows 345,000 square feet of retail and
office space plus 80 residential units that can
be lofts or townhomes.
The major elements of the LUC-16 zoning
ordinance are:
● Largest single tenant building is 50,000
square feet
● Second largest building is 40,000 square feet
● All other buildings are 32,000 square feet or
smaller
● Automotive oriented businesses such as gas
stations, convenience stores, repair shops, tire
stores or businesses that are totally reliant
upon drive thru customers are not allowed in
Lexington Circle
● 80 residential units are allowed. These can be
rental or condo. They can also be second floor
lofts, town homes or possibly live-work space.
There are no square footage restrictions on the
residential units
● There are architectural guidelines that have
at least two levels of review before any
building can be constructed within Lexington
Circle

RESIDENTIAL LOFTS & TOWNHOMES
Peter Corbett and Jeff Van Pelt are building
town homes on one of the parcels in Lexington
Circle. Some of the town homes have a live-work
element called for in the LUC-16 zoning. At this
time all 80 residential units allowed in the
zoning have been committed to this site.
PROPERTY OWNER'S ASSOCIATION
The streets within Lexington Circle are not
dedicated to the city and are therefore
privately owned and maintained by the Lexington
Circle Property Owner’s Association.
